Changing the structure of your home, safely
Structural alterations change how a building carries its loads: removing a load-bearing wall to create an open-plan kitchen, widening an opening, installing steel beams, or reconfiguring a layout across floors.
This service is for homeowners in Torquay and South Devon who have a design and structural calculations, or are getting them, and need the work carried out by people who know how to support a building while it's being changed.
You need it whenever a wall you want to remove or alter carries weight from above: floors, roof or walls. If you're not sure, a structural engineer can confirm and design the replacement support.
Structural alterations involve risks both during the work and in the finished structure if design or installation is incorrect. Temporary propping, correct bearings and padstones, and careful sequencing are what protect your home. Our team does this as core work, and we liaise with Building Control on site.
What goes wrong with DIY or unplanned wall removal
Removing the wrong wall, or removing it the wrong way, puts the whole house at risk.
Sagging floors and ceilings
Without adequate support, floors and walls above can drop, cracking ceilings and distorting door frames upstairs.
Overloaded bearings
A steel resting on weak masonry without proper padstones can crush the wall beneath it over time.
Problems when you sell
Alterations without Building Control sign-off can delay or derail a sale, or require opening up finished work.
Safety risk
Unsupported structures can fail suddenly during the work itself.
Common mistakes to avoid
- Assuming a wall isn't load-bearing because it's thin or internal.
- Starting work without structural calculations.
- Skipping Building Control notification.
- Hiring a general handyman for structural work.

Types of structural alteration
Most structural alterations fall into a few common types. Each needs a design that suits the loads involved.
Load-bearing wall removal
Replacing a wall with a steel or timber beam that carries the loads above. The beam sits on bearings (often concrete padstones or steel posts) sized to spread the load safely.
Steel beam installation
Universal beams and columns are common choices for larger spans and heavier loads. They're fire-protected as required and boxed in for finishing.
Knock-throughs and widened openings
Joining two rooms or widening a doorway in a load-bearing wall needs a correctly sized lintel or beam, even for modest openings.
Chimney breast removal
Removing a chimney breast on a lower floor means supporting what remains above. Gallows brackets are sometimes used, but steels are often specified.
Structural reconfigurations
Larger changes, like reorganising a floor plan, adding openings for an extension, or altering roof structures, combine several types of work and need coordinated design.

Planning your structural alterations project
Start with approved drawings
We work primarily from existing client plans, so the best time to contact us about structural alterations is once your architect's drawings and any planning consent are in place. Drawings fix the size, layout and specification, which helps us define the scope of the quote; any assumptions or changes should be agreed for your project. If your engineer has produced structural calculations, include them too; they set the foundation sizes, steel sections and fixings we'll build to.
Working with your architect and engineer
We regularly work alongside client architects and structural engineers. When a question comes up on site (an unexpected drain, softer ground than expected, or an existing wall that isn't what the drawings assumed), we can discuss it with your designer before proceeding and agree any necessary changes.
Building Control from first dig to sign-off
Most structural work needs Building Regulations approval and inspections at key stages, such as foundation excavations, damp-proof courses, drainage and structural elements before they're covered. We liaise directly with Building Control officers on site throughout the build, where required; inspection timing and approval depend on the relevant Building Control body.
Shell handover or full finish
Our core strength is the ground, the structure and the watertight shell. Once that's complete you have a choice: we can price and manage the internal fit-out (kitchens, bathrooms, doors, decorating) through our vetted specialist trades, or we can hand over at the shell stage so you can bring in your own finishing trades and control that part of the budget yourself. Either way, the structure your finishes sit on has been built by one accountable team.
Building in South Devon conditions
Site conditions vary across South Devon. Sloping plots, restricted access, existing drains, coastal exposure and older structures may affect your structural alterations project. Your architect or engineer can specify the measures required, and we can discuss the site conditions and agreed scope when preparing a quote.
What happens after you get in touch
Call Jake or send your drawings through the contact page. We'll look over the plans, arrange a free site visit at a time that suits you, Monday to Saturday, and walk the site with you to understand access, ground conditions and how you want the project finished. You'll then receive a clear, written quote setting out what's included, so you can compare it properly and decide with confidence.
